Song Tien Real Estate Development JSC · Island villas, townhouses – shophouses & apartments
Angel Island (Khu đô thị du lịch Nhơn Phước)
Dai Phuoc commune (formerly Nhon Trach), Dong Nai province
It offers detached villas, semi-detached villas, townhouses and shophouses in an Indochine architectural style, arranged around the Manhattan Glory light boulevard, a chain of internal parks and a marina area along the Tac River.
This is existing product rather than a first launch. The current stock is 11 homes: 6 sold directly by the developer and 5 available by taking over a purchase contract from a secondary investor.
The five secondary-investor homes range from about 42.67 to 140.05 billion VND. All figures come from the developer’s indicative calculation sheets applied from 23 April 2026; the binding numbers are those in the documents signed between the developer and the buyer.
The single most important thing for an overseas buyer to understand is the handover standard. Homes here are handed over without interior finishing, under two schedules attached to the sale and purchase contract: a minimum standard for detached and semi-detached villas under 500 sqm of floor area, and a shell standard for townhouses, shophouses and villas above 500 sqm.
Under both, ceilings are unplastered, internal walls are unplastered, unpainted and have no room partitions at all, the staircase is not built (only an opening is left), the ground floor is filled with sand and earth rather than finished, and the water tank and septic tank are not built.
Electricity, water, drainage and telecoms are brought to a single point inside the plot boundary. Under the minimum standard, doors and windows are not installed at all — the openings are sealed with metal sheet and hiflex fabric, and the owner is responsible for replacing that covering when it deteriorates.
On foreign ownership, three things need to be kept separate. Under the Housing Law 2023, foreign individuals may own landed homes in commercial housing projects within limits set per residential area and per project, for up to 50 years with renewal — a different rule from the 30% cap that applies to apartment buildings.
However, the sales policies in force for this subdivision since 1 July 2026 expressly exclude foreign organisations and individuals from their scope, which means a separate arrangement has to be requested rather than buying under the published policy.
And in September 2026 a draft amendment was published that would stop foreign individuals owning villas and townhouses, with apartments unchanged; that text is still a draft and not in force.
The ownership form and term available to foreign buyers in this subdivision is not consistently confirmed in the documents we hold, so Happy Land verifies it unit by unit instead of stating a blanket answer.
Payment runs in six instalments: a fixed 500 million VND on the deposit agreement, then 15%, 15%, 20%, 25%, and a final 25% plus the full maintenance fund on the handover notice.
Buyers who do not take a bank loan and pay within 15 days of signing the contract on time receive a 9.0% discount on the base price for units whose first transaction document is signed between 23 April and 20 July 2026, with an indicative 7.5% afterwards.
Bank funding of up to 70% of the VAT-inclusive price is available with 0% interest support over 18, 24, 30, 36 or 60 months — note that the support is loaded into the base price, so longer terms cost more overall. The financing option is fixed at the deposit stage and cannot be changed later.
📍 Long Binh Ward, Ho Chi Minh City
The Manhattan Glory sits inside Vinhomes Grand Park on Nguyen Xien Street, Long Binh Ward (formerly District 9 and Thu Duc City), at the eastern gateway of Ho Chi Minh City.
Since July 2025 the city has removed the district tier, so the current administrative address is Long Binh Ward while many listings and documents still use the older names.
The subdivision is reached via the Dong Nai Bridge onto Nguyen Xien, via Hanoi Highway, via Ring Road 2 connecting to Nguyen Duy Trinh, via the HCMC – Long Thanh – Dau Giay Expressway and Long Dai Bridge, or via Ring Road 3.
Only 11 homes left: 6 from the developer and 5 by contract transfer from secondary investors

Three separate points. The Housing Law 2023 allows foreign individuals to own landed homes in commercial housing projects within limits per residential area and per project, for up to 50 years with renewal. The sales policies in force for this subdivision since 1 July 2026 expressly exclude foreign organisations and individuals from their scope, so a separate arrangement must be requested. And a September 2026 draft amendment would remove foreign ownership of villas and townhouses entirely, although it is still only a draft. Happy Land checks the position unit by unit before any deposit.
You take over an existing sale and purchase contract instead of signing a new one with the developer, and handover only happens after the developer confirms the transfer. The payment milestones are counted from the deposit agreement date rather than the contract date. Transfer taxes and fees depend on the unit and the timing, so ask before placing a deposit.
The Manhattan Glory is priced from ~21.3 billion VND per home (VAT and maintenance fund included, indicative). Contact Happy Land for the detailed price list and current available units.
The Manhattan Glory is currently selling now. Expected handover: Existing product — handover on the developer’s notice, expected around 130 days from the deposit agreement. Contact Happy Land for the latest construction progress and available units.
