Van Phuc City is a 198-hectare township on a peninsula bordered on three sides by the Saigon River, fronting National Highway 13 in Hiep Binh Ward (formerly Hiep Binh Phuoc, Thu Duc City), Ho Chi Minh City. Launched in 2014 as a complete urban township, it has a building density of about 40% and a planned population of around 45,000 residents. What sets it apart from most projects currently being marketed in the eastern part of the city is that Van Phuc City has genuinely taken shape: many rows of townhouses, shophouses and villas have been handed over and are occupied, alongside the 3.4 km riverside park The Long Park, the Dai Nhat landscape lake, the Royal walking street, and the schools and retail already operating inside the township.
Primary inventory today falls into two groups. Landed stock still offered by the developer is fairly limited — roughly 30 final townhouses and shophouses under an incentive programme running from 7 July to 30 August 2026. On 7 July 2026, the Ho Chi Minh City Department of Construction issued a document confirming that 296 apartments in Block A (CC2) of the Dai Nhat condominium are eligible for sale as off-plan (future-formed) housing. The announced launch price starts from VND 90 million/m², while distribution agencies are currently quoting VND 110–130 million/m² depending on floor level and view; apartment sizes run about 62–160 m², plus four penthouses of 220–350 m². Foundation work has been completed with Bachy Soletanche as the piling contractor and Central as main contractor, and handover is expected in 2028.
**About the developer.** Van Phuc City is developed by Van Phuc Group, founded in 1995 and formerly known as Dai Phuc Real Estate Group (Dai Phuc Group), with more than 30 years in urban planning and development. This is a developer that has effectively devoted itself to a single project over a long period, which is why the township's infrastructure, landscaping and amenities have been completed phase by phase rather than remaining commitments on paper. The Diamond Sky apartment subdivision specifically is developed by Dong Nam Real Estate Investment and Trading JSC, a member company of Van Phuc Group.
**Who is it for?** The townhouses and shophouses suit buyers who want to live and run a business or lease out at the same address, particularly on the commercial streets that already draw foot traffic; that said, remaining primary stock is thin, so check actual availability before doing the numbers. The riverside Van Phuc Mansion and Jardin Villas lines, together with the lakeside Sunlake Villas, are aimed at multi-generational families and high-net-worth buyers looking for long-term-ownership product in scarce supply. Diamond Sky apartments require a significantly lower entry ticket, making them suitable for young families, professionals working in the eastern part of the city, and investors targeting rental income from the expatriate community already living in the area. Conversely, buyers who prioritise the lowest possible entry price, or who need immediate handover in the high-rise segment, should weigh their options carefully, as Diamond Sky is still under construction.

Van Phuc City occupies a peninsula bordered on three sides by the Saigon River in Hiep Binh Ward — the ward created by merging Hiep Binh Chanh, Hiep Binh Phuoc and part of Linh Dong in the former Thu Duc City, officially in operation since 1 July 2025. The whole township fronts National Highway 13 directly, the radial artery linking central Ho Chi Minh City with the former Binh Duong area, which is currently being invested in and widened. The project sits close to the Highway 13 – Pham Van Dong interchange (Binh Trieu junction); according to the developer, Tan Son Nhat Airport is about 10–15 minutes from here, and the former District 1 centre and Binh Thanh about 10–15 minutes depending on the time of day. The established retail and service clusters of the eastern city — Giga Mall, Thu Duc Market and Vincom Thu Duc — are all around 6–7 minutes away, while Saigon Hi-Tech Park and Vietnam National University Ho Chi Minh City are about 15 minutes. Under the master plan, Metro Line 3B (Ben Thanh – Hiep Binh Phuoc) runs along Highway 13 and has its terminus right at the project area, alongside infrastructure works such as the Nguyen Xi – Highway 13 overpass. The distinguishing advantage of this location is the water frontage: more than 3.4 km of Saigon riverbank is planned as the riverside park The Long Park, creating a landscape buffer that inner-city townships find hard to match.
