The 9 Stellars is a mixed-use township of about 16.5 ha (164,949.9 sq m) on Hoang Huu Nam Street, Long Binh Ward (former District 9, former Thu Duc City), Ho Chi Minh City.

The project sits directly beside the Long Binh metro depot and the new Mien Dong Bus Station, is master-planned on a transit-oriented development (TOD) model and is presented as the first smart TOD township in Vietnam to apply a Qualcomm technology platform.

The full project is expected to deliver around 3,000 apartments together with shophouses and villas, rolled out in two phases: phase 1 comprises the Alta Villa villa enclave and the Alta Height apartment tower, while phase 2 is The Alpha Residence apartment quarter on a site of about 12.5 ha.

Phase 1 has two components. Alta Villa is a collection of 79 detached villas set beside a 4.5 ha natural lake, in two lines - Lake View Villa and Premium Villa - with land plots of about 146 - 357 sq m and floor areas of roughly 287 - 500 sq m, handed over with a finished exterior and a bare shell inside so owners can customise the interior; this enclave has been handed over to residents since July 2025.
