About SpringVille (Persa Place)

SpringVille is an 18.2-hectare township developed by Gamuda Land fronting Ton Duc Thang Boulevard (DT25B) in Nhon Trach Ward, Dong Nai City — a ward formed out of Hiep Phuoc town in the former Nhon Trach district, and only about 9 km from Long Thanh International Airport. Since 30 April 2026, Dong Nai has officially been Vietnam's seventh centrally governed city, and Nhon Trach commune has become Nhon Trach Ward. According to the developer, the project's legal name is "Khu cho va dan cu Dan Xuan", building density is 48%, and the township comprises 431 townhouses, 182 shophouses and 1,295 apartments across 7 towers of up to 15 storeys, alongside more than 100 on-site amenities. Persa Place is the first apartment phase of that township.

Persa Place is a 15-storey tower holding 420 apartments and 9 podium shophouses, sized from 38 to 105 m² and laid out as 1 to 3 bedrooms, offered at the first launch from about VND 50 million/m² (equivalent to roughly VND 1.9 billion for the smallest one-bedroom). The standard payment schedule calls for 10% on signing the sale and purchase agreement, then 5% to 10% each quarter through to the expected handover in Q3 2028; buyers using a mortgage are supported with up to 80% of the unit value, a grace period on principal of up to 24 months and an interest subsidy of up to 9% per year for 18 months, while the fast-payment option carries total incentives of up to 11%. The important caveat is that both SpringVille launches have already sold out. The low-rise phase went on sale in July 2025 — secondary sources put townhouses at roughly VND 8 – 8.5 billion per unit and shophouses at around VND 10.5 billion per unit — reaching 97% absorption on the opening day and selling out within a month. The official Persa Place launch event, held over the weekend of 16 – 17 May 2026, cleared all 420 units in a matter of hours. As of this update (29 August 2026) there is therefore no direct developer inventory left in either phase; the remaining 875 or so of the 1,295 apartments sit in later towers for which Gamuda Land has not announced a launch date.

For investors, the value case rests on two confirmed pieces of infrastructure: Long Thanh airport and Hiep Phuoc station on the Thu Thiem – Long Thanh railway line, about 800 m from the project. Conversely, it is not the right choice for anyone who needs to move in soon or wants rental income straight away, since apartment handover is expected in Q3 2028 and the local resident base is still forming. More to the point, there is currently no inventory on direct sale from the developer, so buyers have to wait for the launch of the next apartment towers.

SpringVille fronts Ton Duc Thang Boulevard (provincial road DT25B) in Nhon Trach Ward, Dong Nai City. The ward was formed out of Hiep Phuoc town together with the communes of Long Tan, Phu Thanh, Phu Hoi and Phuoc Thien in the former Nhon Trach district, under the administrative reorganisation effective 1 July 2025; then on 30 April 2026, under Resolution 237/NQ-UBTVQH15 dated 14 April 2026, Dong Nai formally became Vietnam's seventh centrally governed city and Nhon Trach commune was converted into Nhon Trach Ward. This area was already the administrative heart of the former Nhon Trach district, with government offices, schools and a local market long in place, so residents are not waiting for social infrastructure to be built from scratch. According to Gamuda Land, the project is about 9 km from Long Thanh International Airport and only around 800 m from Hiep Phuoc station on the Thu Thiem – Long Thanh railway line — the two pieces of infrastructure that will decide the area's long-term value. The surrounding regional road network includes the HCMC – Long Thanh – Dau Giay expressway, National Highway 51, Road 25C, the Ring Road 3 now under construction, plus the Ben Luc – Long Thanh and Bien Hoa – Vung Tau expressways. The Ton Duc Thang corridor in front of the project is also being widened to improve capacity towards the airport. Thu Duc City is about 20 minutes away and Bien Hoa City about 30 minutes on existing routes (indicative), and those times are expected to shorten further once the Cat Lai bridge replaces the Cat Lai ferry.
