Sarene Residence & Commercial Complex is a luxury apartment and retail-street development by Dai Quang Minh Real Estate Investment JSC on lot 6.8 in the northern subdivision of the Sala urban area, An Khanh Ward (formerly District 2 / Thu Duc City), Ho Chi Minh City.

The project was introduced and broke ground on 13 January 2026, marking the first new residential development to be launched in the Sala urban area in nearly a decade, after a pause that began in 2018 due to legal complications.

On scale: according to the announcement by main contractor Central Cons, the site covers 16,319.6 m² (about 1.63 ha) and comprises 4 apartment towers rising to 26 floors, 2 basement levels and a 3-storey commercial podium, with a total construction floor area of about 150,431 m².

The product mix has not been officially announced by the developer: most information from distributors describes 1 – 3 bedroom apartments, while some other sources also record a 4-bedroom type.

Unit sizes are equally inconsistent across sources — some cite roughly 56 – 170 m², others 50 – 120 m² — so these figures are for reference only and need to be checked against the official launch documents.

Alongside the apartments there are shop-apartments in the commercial podium. Handover is expected in November 2027 according to the information released at groundbreaking; some distributors quote 2028, so the schedule should be reconfirmed in the sale and purchase agreement.

On price, the developer has not yet released an official price list. VnExpress (29 May 2026) reported the project's price level at "200 million VND per m² and above", in a market where Thu Thiem apartment prices have been recorded in the 200 – 500 million VND/m² range.

Distributors are quoting a reference level of 200 – 250 million VND/m², equivalent to roughly 11.2 billion to more than 40 billion VND per unit depending on size, floor and view.

Note that the 250 million VND/m² ceiling and the per-unit value range above come from agency sources and have not been confirmed by the developer or by mainstream media.

Sales status. According to Tien Phong, the developer's plan is to open sales from June 2026 and to complete and hand over in November 2027.

However, as of late August 2026 we have not been able to confirm a notice from the Department of Construction stating that the project is eligible to sell future-formed housing, and information from the sales floors is inconsistent — some report that bookings (reservations) are being taken, others say the project has not announced sales and is still working on the foundations.

Buyers should therefore confirm the legal status of sales, the form of reservation and the deposit-refund conditions before committing any money.

About the developer. Dai Quang Minh (brand name THADICO) is a member of THACO Group, founded in 2011, and is the developer of the entire Sala urban area of more than 100 ha as well as four main arterial roads in the new Thu Thiem urban area.

The Sadora, Sarimi, Sarica and Sari Town subdivisions have been handed over and in operation for several years, with more than 1,000 homes in Sala already issued with ownership certificates.

This is a notable difference from many projects in the same area: buyers can see for themselves the handover quality and the real level of operation in earlier subdivisions delivered by the same developer.

Who is it for? Based on the reference price level available today, the project targets buyers with a budget from around 11 billion VND upwards who prioritise a central Thu Thiem location and clear legal standing: families working in District 1 who want to cut their commute to 3 – 5 minutes; professionals and foreigners who need a living environment with the VAS international school inside the Sala urban area and AIH International Hospital in the neighbouring area; and long-term investors betting on the pace at which the Thu Thiem financial centre takes shape.

Conversely, this is not the right product for anyone looking for an affordable apartment, needing a home ready to move into, or needing a fixed price list and unit mix in order to run the cash-flow numbers right now.
