MT Eastmark City

MT Eastmark City is an apartment – officetel – shophouse complex of about 14.9 hectares in Long Truong Ward (formerly District 9), Ho Chi Minh City, developed by Dien Phuc Thanh Construction and House Trading Co., Ltd. It comprises 7 commercial apartment blocks of 16–22 storeys across three sub-areas, Eastmark 1, 2 and 3, with more than 1,900 units. Besides the commercial component, Eastmark 2 and Eastmark 3 also contain separate social-housing blocks that are not part of the commercial inventory. Since October 2025, Gamuda Land (Malaysia) has joined as strategic business development partner, distributing 600 apartments together with the commercial – office component at Eastmark 1 under the commercial name The Hybrid.

At the December 2025 launch, the announced pricing was from 50 million VND/m² for apartments, around 40 million VND/m² for officetel and from 68 million VND/m² for shophouses. In 2026 the inventory is being offered in its final phase at roughly 52–56 million VND/m², equivalent to about 2.76–2.8 billion VND for a 1BR of 63–65 m² and about 4.7–4.9 billion VND for a 3BR of 99.9 m². The developer offers four payment methods with total incentives of up to 8%, bank loan support at 7% p.a. and an 18-month grace period on the principal. Yes, for apartments. Under the 2023 Law on Housing, foreign individuals may buy up to 30% of the total apartments in each condominium building, with a 50-year ownership term that may be considered for extension. Officetel and podium shophouse units are not classified as housing, so foreign individuals cannot hold title to them. The number of slots remaining within each block's 30% cap changes over time and must be confirmed directly with the developer before placing a deposit.
