About Fo;Res Centerm (KĐT Long Tân – Phú Hội)

Fo;Res Centerm is the commercial name of a mixed-use township of more than 55 ha (about 55.3 ha) in the centre of Nhon Trach Ward, Dong Nai City. Its legal name is "Residential area under the master plan in Long Tan Commune and Phu Hoi Commune, Nhon Trach District", with the 1/500 detailed plan approved under Decision No. 3467/QD-UBND dated 2 October 2018. The Dong Nai Provincial People's Committee granted the investment certificate to Taekwang Vina Industrial Co., Ltd. in 2007; in 2021 the developer proposed raising total investment capital to more than VND 5,000 billion. In August 2024, Daewoo E&C announced an additional capital injection of USD 105 million to co-develop the project with Taekwang Vina under the commercial name Fo;Res Centerm, following Korean master-planning principles.

Administratively, on 1 July 2025 the communes of Long Tan, Phu Hoi, Phu Thanh and Phuoc Thien together with Hiep Phuoc township were merged into Nhon Trach Commune; from 30 April 2026, when Dong Nai officially became a centrally governed city, that unit was upgraded to Nhon Trach Ward - one of 10 new wards. Sales materials issued before then still say "Nhon Trach Commune" or "Nhon Trach District, Dong Nai Province", which buyers should keep in mind when cross-checking documents.

Under the published master plan, the township comprises around 544 low-rise units on 9 ha, three apartment blocks with about 1,600 units on 5.7 ha, a 3.9 ha mixed-use zone, about 860 social housing units on 3.7 ha, a 1.9 ha shopping centre and 5.3 ha of public facilities (including schools). Phase 1 is expected to bring 306 low-rise products to market: 38 Garden Villas, 57 Single Villas, 35 Shop Villas, 156 Shophouses and 20 Townhouses, with land areas of roughly 100.8 - 252 sqm per unit and construction floor areas of roughly 290 - 378 sqm per unit.

**Pricing.** As of this update, the developer has not released an official price list. Every figure circulating in the market comes from distribution agents and the spread is very wide: some listings quote townhouses from about VND 3.9 - 4.5 billion per unit, while others put nha pho (townhouses) at VND 5 - 8 billion, the Townhouse line at VND 9 - 10 billion, shophouses at VND 12 - 14 billion and villas at VND 6.5 - 25 billion per unit; frontage shophouses are being offered from about VND 100 million per sqm of land, excluding VAT. Meanwhile, other agents state plainly that prices are "being updated" or "not officially announced". Because the gap between sources reaches two to three times for the same product line, none of the figures above should be treated as an official selling price; buyers should wait for the price list issued by the developer together with the payment schedule and discount policy before paying a deposit.

Daewoo E&C Vina is not the original developer but an investment partner that joined in August 2024 after Daewoo E&C announced an additional USD 105 million of capital; Daewoo E&C has been present in Vietnam since 1992, developed the 186 ha Starlake Tay Ho Tay township in Hanoi and established Daewoo E&C Vina in 2017. In addition, announcements from the Dong Nai Provincial People's Committee also name Korea Land & Housing Corporation (LH) as a co-investor. The label "TKG Taekwang Vina x Daewoo E&C Vina joint venture" is therefore a commercial name only and does not fully reflect the project's legal structure.

**Construction progress and sales status.** Infrastructure works started in February 2025. So far the township has an entrance gate, the main spine road and landscaping; according to press reports, many internal roads are unfinished and no commercial house or apartment block has been built. The show houses and Sales Gallery are being completed, several distributors confirm the project has not officially launched, and no Department of Construction document declaring the project "eligible to be put into business" has been found specifically for Fo;Res Centerm.
