Elysian is an apartment development by Gamuda Land (Malaysia) at 170 Lo Lu Street, Long Phuoc Ward — the area formerly known as Truong Thanh Ward in District 9, Ho Chi Minh City.

On a 2.8 ha site, the project comprises four 21-storey towers over a single basement level, delivering approximately 1,398 apartments from one to three bedrooms plus penthouses, along with 8 podium shophouses.

The developer's official website gives a more detailed breakdown of 342 one-bedroom, 762 two-bedroom and 186 three-bedroom units plus 18 penthouses (1,308 units in total) together with 8 shophouses; the smallest layout of 34–36 m² is called a "studio" by many distribution channels, but it is not listed as a separate product line in the official materials. Sales opened in late July 2025, with a further launch phase in November 2025.

The signature of Elysian is its biophilic design, drawn from the multi-layered canopy of a tropical rainforest ecosystem.

Building density is only 38–39%, while landscaping accounts for roughly 51% of the site, with 44 native plant species, six multi-function swimming pools and a water-and-waterfall system covering about 1,190 m².

The project offers more than 40 on-site amenities and holds LOTUS green building certification from the Vietnam Green Building Council (VGBC) as well as Malaysia's GreenRE, with energy savings of about 16.53%.

About the developer. Gamuda Land is the property arm of Malaysia's Gamuda Berhad, with more than 25 years of township development experience across five countries.

In Vietnam it is behind Celadon City (Tan Phu), Gamuda City (Hanoi) and the luxury Eaton Park development in Thu Duc. Elysian is built by main contractor Ricons, with AGI as architectural consultant and ARDOR as green building consultant.

The legal file made public includes the investment registration certificate, the land use right certificate, the construction permit and the document confirming eligibility to sell future-formed housing.

On pricing, the developer announced an average of around 68 million VND/m² at the July 2025 launch; by the November 2025 phase and the price list updated for 2026, the average is around 72 million VND/m² — still below the going rate for high-end apartments in the eastern districts (about 82 million VND/m² in Q2 2025).

Indicative 2026 inventory: 34–36 m² units at around 2 billion VND; 46–52 m² at around 3–3.3 billion VND; 67 m² at around 4–4.2 billion VND; 82 m² at around 5–5.1 billion VND; 100 m² at around 6 billion VND; and 115 m² at around 6.5 billion VND.

Buyers sign the contract with only 5% of the unit value and choose one of four payment schemes: fast-track payment of 60% within 12 months (5% discount and five years of management fees waived), 30% within 16 months (2% discount), an even 50/50 split before and after handover (3% discount), or a bank loan of 80% with interest support of up to 7% per year for 24 months.

On construction progress, Towers A and C topped out on 5 November 2025 — at that point Tower B had completed its structure to the 18th floor and Tower D to the 16th.

As of the March 2026 update, the structures of all four towers A, B, C and D as well as the basement are complete, and the project has moved on to MEP installation, interior fit-out and landscaping.

The developer states an expected handover during 2027, while some distribution channels cite a first handover phase in late 2026 and a second in Q1 2027; treat the date written into your sale and purchase agreement as the binding reference.

Who is it for? Elysian targets owner-occupiers — specialists, engineers and young families working at the Saigon Hi-Tech Park — as well as buy-to-let investors aiming at foreign tenants and FDI professionals in the area.

With the structure complete and the project now in fit-out, it suits buyers who need a home within the next 12–24 months rather than a wait of several years.

Foreign buyers can also purchase within the 30% cap per building, with a 50-year ownership term as announced by the developer.

Investors looking for low-rise products or land plots with a red book (so do), on the other hand, should consider other projects.
