About Eco Village Saigon River

EcoVillage Saigon River (the market also commonly writes it as Eco Village Saigon River) is a 55-hectare eco-township developed by Ecopark in Ben Co hamlet, Dai Phuoc commune, Dong Nai province — an area previously part of Nhon Trach district — about 18 km from the centre of District 1, Ho Chi Minh City.

The site was originally the Six Senses Saigon River eco-tourism township, which Ecopark repositioned and brought to the southern market in 2023.

The clearest signature of the project is its low building density — around 15% — together with more than 32 ha of water surface announced by the developer, wrapping around and weaving between the subdivisions.

Ecopark also promotes a "seven layers of nature" planting model for the project, developed with international landscape planning firm LJ-ASIA.

Every product here is low-rise and attached to land, with long-term ownership: townhouses, shophouses, semi-detached villas and riverside detached villas, totalling roughly 668–680 units according to distributor sites.

The project is rolled out subdivision by subdivision: The Riverwalk (riverside townhouses of 70–101 sqm), Blue Forest (about 14 ha, 287 townhouses and villas, launched in May 2024), Onsen (villas tied to the hot-mineral complex) and the Central Park area; later subdivisions also include a smaller townhouse line of about 54.96 – 66 sqm.

Indicative pricing aggregated from market data sites (updated September 2025) ranges from about 91 to 177.8 million VND per sqm depending on the subdivision and the position of the lot.

Translated into per-unit figures: The Riverwalk townhouses of 70–101 sqm from about VND 8.8 billion; riverside semi-detached villas of 198–230 sqm at about VND 25–32 billion; Onsen semi-detached villas of 240–260 sqm at about VND 26–33 billion; riverside detached villas of 360–420 sqm at about VND 45–58 billion.

Distributor sites publish noticeably different ranges, so these are reference levels only. The headline amenities are the Onsen hot-mineral area of about 5,500 sqm, a wellness centre, three clubhouses and a riverside park of about 4 ha.

On progress, The Riverwalk has been handing over since Q1/2025; the following subdivisions are handed over in phases, with some agents citing Q3/2026 — a date that should be re-confirmed with the developer.

About the developer. Ecopark — Ecopark Group Joint Stock Company — is the name behind the Ecopark township in Hung Yen and Eco Central Park in Vinh, and has for years ranked among Vietnam's most reputable property developers, including an International Property Awards win in the landscape category.

EcoVillage Saigon River is the first project marking the group's move south, with Ecopark acting as founder and developer, while the legal entity directly implementing the project is Hai Dung Company Limited.

Who is it for? The project targets owner-occupiers looking for a second home or a resort-style residence close to Ho Chi Minh City, families who prioritise greenery, river frontage and low population density, and long-term investors betting on infrastructure in the eastern corridor.

After Nhon Trach Bridge on HCMC Ring Road 3 opened to traffic on 20 August 2025, and once Long Thanh Airport begins operating, connectivity for Dai Phuoc island improves markedly.

On the other hand, this is not the right choice for buyers who need immediate rental cash flow, or whose budget sits below the entry level of roughly VND 8.8 billion per unit.

Because the project is sold in successive phases and each subdivision carries its own discount and interest-support policy, the prices published online are often already out of step with the actual inventory.
