Angel Island is the trade name of the **Nhon Phuoc Tourism Urban Area** – a development of more than 204.7 ha on the northern half of Ong Con islet, in Dai Phuoc commune, Dong Nai province. Under the approved master plan it comprises around 2,000 low-rise homes plus one apartment block of about 1,700 units, divided into six phases that correspond to six "islets". The detailed breakdown found in 2020–2022 brokerage materials lists 644 shophouses of 154–158 m², 586 Garden Villas of 240–252 m², 600 Grand Villas of 330–480 m², 149 Elite Villas of 600 m² and 67 River Front Mansions of 900 m² — figures that have not been re-published since the June 2025 planning adjustment. Total investment has been reported in the press at around VND 20 trillion (VND 20,000 billion), while some 2020–2021 sources cite a figure of over VND 4,700 billion; building density is 18.8%, the planned population about 12,500, and the site is being developed to Grade II urban area criteria.
**Legal status and progress.** The land was allocated in late 2004 and first master-planned in early 2007. Phase 1 was launched on 21 November 2020 with the Belle Vue subdivision of 121 units (46 shophouses, 57 Garden Villas, 18 Elite Villas), after which sales were paused; the project is now waiting to relaunch once its legal paperwork is complete — this is not a brand-new scheme coming to market for the first time. On 24 September 2024 the Dong Nai Provincial People's Committee granted in-principle investment approval to Song Tien Real Estate Development JSC. On 18 June 2025 the province approved the adjusted 1/500 detailed plan for the full site of nearly 205 ha under Decision 1916/QD-UBND. The milestone of "completion in 2026 across six phases" is still repeated in the June 2025 planning-adjustment announcement, while the "Q4 2023 handover" quoted in 2020–2021 sales materials is no longer valid. No new official sales phase and no new handover date have been announced.
**About the developer.** Song Tien Real Estate Development JSC (CTCP Phat trien Dia oc Song Tien, incorporated in 2018 and part of the Suoi Tien group) is the legal entity behind the project. Hung Thinh Corporation held around 70% of its shares from 2020 and has been out of the picture since late 2024–2025; the new shareholder structure has not been officially disclosed. Since May 2025 Mr Le Hoai Nam has been Song Tien's sole legal representative, charter capital has risen to VND 12,463 billion, and the bank holding the project mortgage has moved from TPBank to LPBank. Buyers should ask for written confirmation of the selling entity, the mortgage and bank-guarantee position, and the full legal file at the moment of signing.
**Prices currently in circulation.** Two sets of indicative price lists are circulating in the market, both released by distribution agencies and both now out of date. The set tied to the first launch on 21 November 2020: a 154 m² shophouse at around VND 21 billion, a 240 m² Garden Villa at around VND 22 billion, a 345 m² Grand Villa at around VND 31 billion, a 600 m² Elite Villa at around VND 55 billion and a 900 m² River Front Mansion at around VND 82 billion — equivalent to roughly VND 92–136 million per m² of land area. The second set, released later by agencies, is considerably higher: shophouses at about VND 25 billion, Garden Villas VND 26 billion, Grand Villas VND 35 billion, Elite Villas VND 60 billion and River Front Mansions VND 90 billion. The developer has not issued an updated official price list since the planning adjustment, so every figure above should be treated as indicative only.
**Who is it for?** This suits buyers with long-horizon capital who can accept timing risk on delivery: indicative prices already sit at VND 21–90 billion per unit, while the project has only just returned to the stage of completing its procedures. Owner-occupiers hoping to move in within one to two years should also look at low-rise projects on the same islet that already hold title deeds (so hong, the pink book). Conversely, long-term investors drawn to scarce riverfront land and betting on Ring Road 3, the future Cat Lai Bridge and Long Thanh Airport can track the project from this preparatory stage in order to reach the relaunch at direct developer pricing.

Angel Island occupies the northern part of Ong Con islet – a teardrop-shaped island in the middle of the Dong Nai River, also known as Nhon Phuoc island or Dai Phuoc island. Administratively the site sits in Dai Phuoc commune, Dong Nai province; before 1 July 2025 the same address was Dai Phuoc commune, Nhon Trach district, and today's Dai Phuoc commune is the merger of the four former communes of Phu Huu, Phu Dong, Phuoc Khanh and Dai Phuoc under Resolution 1662 of the National Assembly Standing Committee. The island lies directly opposite the Cat Lai ferry, about 16 km north-east of central Ho Chi Minh City and only some 20 minutes away by water. By road, residents reach the island via Dai Phuoc Bridge and then join Ring Road 3, crossing the Dong Nai River on Nhon Trach Bridge towards Thu Duc and Thu Thiem or turning off to the Ben Luc – Long Thanh Expressway; in the other direction the route leads to the Ho Chi Minh City – Long Thanh – Dau Giay Expressway and Long Thanh International Airport. In its favour, most of the islet was developed earlier by DIC Corp with the 464.6 ha DIC Dai Phuoc City township, a golf course and villa enclaves such as Swan Bay, together with Dai Phuoc Bridge, internal island roads, a water plant and a wastewater treatment system already in place. The point to weigh is that all road access to the island still depends on Dai Phuoc Bridge and the ferry, while the Cat Lai Bridge linking directly to Ho Chi Minh City remains only at the investment-preparation stage.
