The Honesty Section: Ownership Form Is the Whole Game

Standard commercial-housing apartments (typically the Da Nang riverfront towers) sit on residential land. Here, foreign individuals can buy within the 30% per-building foreign quota and receive a pink book (Land Use Rights & home-ownership certificate) on a 50-year term that is renewable once — the standard framework under Vietnam’s Housing/Land Law. Resort products — condotels, tourism-land villas, and some shophouses in Phu Quoc — are a different animal. Many are built on tourism/commercial land, and are commonly sold on 50–70 year land-use terms or under operator-lease / profit-share structures rather than as freehold-style residential homes. Some are not open to foreign individual ownership at all and are effectively long-lease investment products. The single most common mistake foreign buyers make anywhere in Vietnam is assuming a resort unit is a “normal apartment” when it is actually a condotel with a shorter term, resale restrictions and income that depends on a rental-operation agreement.

Beware the marketing language, too. Phrases like “long-term ownership,” “red book” or “sổ lâu dài” appear in resort brochures — including for some Phu Quoc products — but they do not automatically mean a foreign-eligible pink book. A unit can be “long-term” for a Vietnamese buyer and still be off-limits or differently structured for a foreigner. Always separate the marketing claim from the actual certificate.

Points to Verify — the Balanced View

  • Ownership-form confusion is the top risk, not builder capability. Confirm pink book vs 50-year vs condotel/lease for your exact unit, in writing.
  • Liquidity is thinner for condotels. Resale markets for tourism-land products are generally less liquid than for standard city apartments; plan your exit before you enter.
  • “Committed yield” is marketing until it is a contract. Read the rental-management and profit-share terms in full. Guarantees are only as good as the entity standing behind them and the clause that binds it.
  • Environmental and public-scrutiny history. Like several large Vietnamese developers, Sun Group has attracted public debate — notably around building in sensitive mountain and national-park areas (Ba Na–Nui Chua, Tam Dao).
