Most mid-market new units in HCMC proper start around $120K–$300K. Figures are indicative "from" prices at a reference rate of ~26,000 VND/USD and change with each sales launch.

The lowest entry prices are in the gateway areas right next to HCMC — Di An and Thuan An (Binh Duong) and Bien Hoa / Nhon Trach (Dong Nai) — where foreigner-eligible new units can start around $40K–$80K. Inside HCMC, the western districts (Binh Tan) and parts of District 8 and Nha Be are the most affordable. Note that each building has a 30% foreign quota, so always confirm eligibility for the specific tower.
