T&T City Millennia (T&T Millennia City Long Hậu)

T&T City Millennia is a 267.3-hectare riverside township in Can Giuoc Commune (formerly Long Hau Commune, Can Giuoc District), Tay Ninh Province, sitting at the southern gateway of Ho Chi Minh City with a drive of about 30-35 minutes to the city centre. The developer is Thai Son Long An Joint Stock Company, building under the T&T Homes brand within T&T Group. The landscape master plan is by Belt Collins International, the main construction contractor is Newtecons, and operations and management are handled by Anabuki NL Housing Service Vietnam (Anabuki Group, Japan). The project comprises close to 9,000 units: terraced townhouses, shophouses, villas, and high-rise apartments in later phases.

The project currently has two product groups at two different price levels. Land plots handed over with pile foundations are priced at roughly VND 28-31 million per sqm, equivalent to about VND 3-3.3 billion for a 6x18 m townhouse plot. Built houses are priced on land area at about VND 54 million per sqm for terraced houses (VND 5.4-5.6 billion per unit, VAT excluded), VND 65 million per sqm for shophouses on the Thai Son axis and VND 74 million per sqm for shophouses on the DT826E axis - roughly VND 6.8-8.58 billion depending on the source; 10x24 m semi-detached villas start from about VND 7 billion. The developer applies an early-payment discount (the highest published level is up to 12%) and a bank loan option with interest-rate support and a principal grace period. The units currently on sale are low-rise homes attached to land. Under the 2023 Law on Housing, foreign individuals may own landed houses within a commercial housing project, but no more than 250 houses within a single administrative unit equivalent to a ward, and they may not take transfer of a bare land plot to build on themselves. The ownership term is 50 years and may be considered for extension. Overseas Vietnamese who still hold Vietnamese nationality own on a long-term basis just like domestic citizens (a pink book with long-term ownership). For the high-rise apartment inventory when it launches, the foreign ownership cap is 30% of the units in each building. The actual remaining quota needs to be confirmed by the developer before a contract is signed.

T&T City Millennia (T&T Millennia City Long Hậu) is developed by Thai Son Long An JSC (member of T&T Group), developed under the T&T Homes brand, located in Can Giuoc Commune (formerly Long Hau, Can Giuoc District, Long An), Tay Ninh. Project scale: 267.3 hectares of riverside land planned as four subdivisions holding close to 9,000 units, of which around 7,884 are low-rise; the high-rise apartment component is scheduled for later phases. The names used for each subdivision currently come from distributing agencies and are not consistent between sources - the developer has not published an official version. Building density is about 34.73%. Phase 1 covers 69.38 hectares according to T&T Group, of which the first tranche of 32.5 hectares with 1,122 plots has completed infrastructure (the first-tranche figures are indicative)..

T&T City Millennia (T&T Millennia City Long Hậu) is currently selling now. Expected handover: Phase 1 was inaugurated in October 2023 and is being handed over in stages; the built-house component is still under construction and handovers continue through 2026 (indicative).
