The Sang Residence is a beachfront luxury apartment project developed by The Sang Investment and Construction JSC at 57 Pham Kiet, Ngu Hanh Son Ward (formerly Khue My), Da Nang.

On a 2,854 m2 site the project builds a single tower of 28 above-ground floors plus 2 basements and 1 technical floor, standing about 99.5 m tall, with a total floor area of around 35,234 m2 and a building density of about 50%.

It delivers 298 apartments of 62 – 105.5 m2 across 1BR+1 (62 m2), 2BR (82.5 m2) and 3BR+1 (105.5 m2) layouts, and 100% of the units have two separate balconies.

Construction began in June 2020 and the tower topped out in 2022; a December 2025 update recorded structural works at 100%, exterior painting at around 90%, glazing and balustrades at around 95%, electrical, plumbing and fire-protection systems at around 55%, and the amenity zone (pool, gym, spa) at around 60%.

In 2026 the developer announced that the project is approaching handover, with apartments delivered complete with built-in furniture.

On the legal side, the Da Nang Department of Construction issued Official Letter No. 2152/SXD-QLN dated 07/04/2022 confirming that apartments at the project qualify for sale as future housing under the Law on Real Estate Business; the developer has sold through to a fourth release (the most recent recorded on 26/07/2022) and signed an agreement with NCB Bank on 30/03/2022 guaranteeing its financial obligations to buyers.

Apartments are granted a long-term pink book (ownership certificate) for domestic buyers. On price, the data sources differ: thuviennhadat, updated August 2026, records 43.93 – 64.68 million VND/m2, Mogi 44 – 68.8 million VND/m2 and CafeLand 43 – 70 million VND/m2, while batdongsan.com.vn quotes a higher 53.4 – 75 million VND/m2 (August 2026); a common working range is therefore about 44 – 70 million VND/m2 depending on floor, view and the timing of the transaction.

Translated into unit values, listings during 2026 have commonly sat at 3.4 – 3.6 billion VND for a 62 m2 one-bedroom and 4.0 – 4.9 billion VND for a 77 – 82.5 m2 two-bedroom.

The project was awarded Best Condo Development (Da Nang) at the Vietnam Property Awards 2022, held by PropertyGuru on 21/10/2022.

About the developer. The Sang Investment and Construction JSC was established in 2019 and is headquartered in Quang Tri, and The Sang Residence is the brand's first apartment project in Da Nang.

Development and distribution are handled by Vietnam Smart City JSC, part of the Dat Xanh Mien Trung group, a business with many years of selling in the central Vietnam market.

Because the developer still has little handover history to compare against, buyers should view the actual unit and ask to see the fire-safety acceptance record, the as-built completion dossier and the progress of pink book issuance for units already handed over before committing any money.

Buying on the resale market. The project sold through four releases between 2020 and 2022, so a large share of today's transactions comes from earlier buyers reselling, alongside the developer's remaining inventory.

When buying a resale unit, compare the asking price with the original price stated in the sale and purchase agreement so the premium is clear; confirm whether the unit already has its pink book or is still at sale-and-purchase-contract stage (if there is no title yet, the contract must be assigned through the developer with notarisation); check whether the unit is mortgaged to a bank; and agree in advance who bears the 2% personal income tax on the transfer value, the 0.5% registration fee, notary fees and the transfer fee charged by the developer.

Foreign buyers need written confirmation that the building's 30% cap still has room before placing a deposit, because a unit held in a Vietnamese name cannot automatically be transferred to a foreigner once that cap is full.

Who is it for? The project suits buyers who want a beach apartment that already exists and can be inspected in person rather than bought off plan: small families or people working in Da Nang who need a one- or two-bedroom home near the sea, investors targeting short-term and long-term rental thanks to a position among five-star resorts, and second-home buyers looking for a holiday base.

Conversely, investors hoping for the deep discounts of an early launch phase will no longer find that opportunity here.
