A gated compound of 212 townhouses and villas by Gamuda Land, fronting Tran Van Giau Street at Ho Chi Minh City's western gateway
The Meadow is a low-rise townhouse and villa development by Gamuda Land (Malaysia), fronting Tran Van Giau Street (Provincial Road 10) in Tan Vinh Loc Commune (formerly Vinh Loc B, Binh Chanh District), Ho Chi Minh City. The site covers roughly 5–5.6 ha: the legal file records a land area of 50,462.7 sqm (about 5.05 ha), while the developer publishes the figure of 5.6 ha. There are 212 units in total — 196 terraced townhouses and 16 semi-detached and detached villas (some sources record 220 units) — each rising one ground floor plus two upper floors (about 3–3.5 storeys) and run as a closed compound. Homes are handed over with the exterior finished and the interior as a bare shell, so owners can fit out the interiors to their own requirements. Construction began in 2023, the official launch took place in July 2024, and by early 2026 the project was more than 90% built; according to the announcement, it was ready for the first handover batch at the end of 2025, with phase 2 expected to be completed during 2026.
On product and pricing, Gamuda Land publishes a starting price of VND 6.9 billion per unit on its corporate website. The basket is divided into collections: Classic from around VND 6.9 billion per unit — currently shown as "Sold Out" on the official project website themeadow.com.vn — Courtyard from around VND 7.8 billion per unit, and Lifestyle from around VND 9.9 billion per unit (the latter two are indicative figures published by agents, exclusive of VAT and subject to change by position, orientation and size). Construction floor area ranges from about 173 to 407 sqm, on land plots of roughly 80–250 sqm depending on the product line (townhouses from 80 sqm — 5×16 m; villas around 220 sqm — 10×22 m). The sales policy recorded at the 2024 launch included a 10% payment on contract signing, Vietcombank loan support with tenors of up to 35 years, and discounts for buyers paying early and for buyers with household registration in Binh Chanh, Binh Tan, Tan Phu and Long An; these terms have not been confirmed as still being in force today, so please re-check them with the developer. With absorption already above 90%, the remaining primary stock is fairly limited and concentrated in the Courtyard, Lifestyle and Semi-D & Villa lines, and should be verified at each point in time.
**About the developer.** Gamuda Land is the property arm of Malaysia's Gamuda Berhad and has been active in Vietnam for more than a decade, with delivered projects such as Celadon City (Tan Phu), Gamuda City (Hanoi) and Eaton Park (in the former Thu Duc City). At The Meadow, the legal investor is Gia Phu House Construction and Trading Company Limited (the project's legal name is Gia Phu Residential Area), while Gamuda Land acts as the developer; the architect is Zone Architect, with BTECONS as supervision consultant and CBM as contractor. This is currently one of the rare low-rise projects in the Binh Chanh area associated with a foreign developer.
**Who is it for?** The project targets owner-occupiers moving up from alley townhouses in Binh Tan, Tan Phu and Binh Chanh to a professionally managed compound townhouse; multi-generational families who need generous floor area; and medium- to long-term investors positioning ahead of the Ring Road 3 infrastructure and the planned widening of the Tran Van Giau – Provincial Road 10 axis and Vinh Loc Street. Conversely, buyers who need a fully fitted home they can move into immediately, or who prioritise a central location, should think carefully, since units are handed over as a bare shell inside and sit at the western gateway, about 20 km from the old city centre.
Happy Land is updating the original price list and the remaining stock from the developer for The Meadow Binh Chanh, together with payment terms, current discounts and the list of units permitted for sale to foreigners. 📍 Tan Vinh Loc Commune (formerly Vinh Loc B, Binh Chanh District), Ho Chi Minh City
The Meadow sits directly on Tran Van Giau Street (Provincial Road 10) in Tan Vinh Loc Commune — an administrative unit formed from the whole of Vinh Loc B Commune, part of Pham Van Hai Commune (former Binh Chanh District) and Tan Tao Ward (former Binh Tan District) after the reorganisation of Ho Chi Minh City's administrative units that took effect on 1 July 2025. This is the city's western gateway: the Tran Van Giau axis running in front of the project is being widened to a right of way of 32–42 m, while the neighbouring Vinh Loc Street (Huong Lo 80) is also part of a plan to widen its right of way to 30 m over the 2024–2027 period. From the project, residents reach National Highway 1A and Vo Van Kiet Boulevard in about 15 minutes, and Ring Road 3 in about 5 minutes for trips to Long An, Dong Nai or onto the Ho Chi Minh City – Trung Luong Expressway. Everyday infrastructure around the project is already reasonably complete: schools of every level in Vinh Loc B and Le Minh Xuan lie within a radius of about 3 km, the Co.opmart Vinh Loc B supermarket is about 1.5 km away, alongside Ba Lat Market and the healthcare and education cluster taking shape in Le Minh Xuan around Children's Hospital 3 and the second campus of Pham Ngoc Thach University of Medicine. Owner-occupier demand also comes from the specialists and managers working at the nearby Vinh Loc and Tan Tao industrial parks.
Gamuda Land (Malaysia) is the developer — the group has already delivered Celadon City and Eaton Park in Ho Chi Minh City; the project's legal investor is Gia Phu House Construction and Trading Company Limited (legal name: Gia Phu Residential Area)
