About The Gió Riverside

The Gio Riverside is a riverfront apartment project developed by An Gia Group (HOSE: AGG) in Dong Hoa Ward - the administrative unit created on 1 July 2025 by merging the former Binh An, Binh Thang and Dong Hoa wards of Di An (formerly Binh Duong), now part of Ho Chi Minh City.

On a site of about 3 ha at the confluence of the Dong Nai River and the Ngoc River, the project comprises two 40-storey towers over three basement levels, delivering 2,905 apartments and 76 podium shophouses.

There are only three unit types: studio/1-bedroom of 40.84-41.30 sqm, 2-bedroom of 65.10 sqm and extended 2-bedroom of 75.46-75.50 sqm, handed over with basic fit-out.

The project has no 3-bedroom or penthouse line, contrary to what some listing portals report. The two towers are named Gio Nam (Block B, phase 1) and Gio Dong (Block A, phase 2), with Gio Dong holding the largest share of the project's best river-facing units.

On amenities, the developer has spread more than 51 facilities across several levels rather than concentrating everything in the podium.

Level 3 is the community cluster, with a library, children's play area, karaoke rooms and co-working space. Level 20 is given over to a BBQ garden, a walking path and relaxation areas.

The centrepiece sits on level 40, at roughly 140 m, where the paired Sunrise and Sunset infinity pools, a sky bar, gym, yoga room and 3D golf area look straight out over the Dong Nai River. The main pool at podium level covers about 800 sqm.

On pricing. The project launched in April 2025 from around 40 million VND per sqm, which at the time put a 65 sqm 2-bedroom from about VND 2.6 billion.

By Q3 2025 the average had risen to roughly 46.2 million VND per sqm, and subsequent phases were announced from 48 million VND per sqm.

The 2026 level runs at about 48-52 million VND per sqm: a studio/1-bedroom of 40.84-41.30 sqm from about VND 2 billion, a 2-bedroom of 65.10 sqm at about VND 3.3-3.4 billion, an extended 2-bedroom of 75.46-75.50 sqm at about VND 3.7-3.9 billion when converted from the per-sqm rate, and shophouses of 100-150 sqm from about VND 7.4 billion (all indicative).

The VND 1.5 billion and VND 2.4 billion figures still circulating on many listing portals are indicative prices published back in 2024, before launch, and no longer reflect the current inventory.

On the developer. An Gia is a property company listed on HOSE under the ticker AGG, known for projects such as The Standard, Westgate and Signial.

The legal entity acting as investor here is Loc Phat Management and Development JSC, in which An Gia took a 99.99% stake before consolidating it into Dong Nam Construction, Business, Services and Trading Co., Ltd. For The Gio Riverside, An Gia has partnered with main contractor Ricons and adopted semi top-down construction so the superstructure and the three basement levels progress in parallel, with the project managed on a BIM model.

VPBank has committed a construction financing package of VND 1,000 billion along with a credit package for buyers. Sales have been solid: phase 1 recorded around 4,000 registrations and sold about 1,200 units in five weeks, and by the 2026 AGM more than 2,640 products had signed sale and purchase contracts.

At that same meeting, management acknowledged that construction costs had risen 20-30%, forcing a more conservative profit plan - a point buyers should keep in mind when weighing construction progress and the pricing policy of the coming sales phases.

Who is it for? The first group is young families and professionals working in eastern Ho Chi Minh City, Di An or Bien Hoa who want a riverfront apartment at about 48-52 million VND per sqm - still clearly below inner-city apartments within the same commuting radius.

The second is medium-term investors betting on infrastructure: the Tan Van interchange, Ring Road 3, the Bien Hoa - Vung Tau Expressway, the Metro Line 1 terminus and its planned extension all sit around this area.

The third is buyers targeting rental income from professionals and engineers at the nearby industrial parks. Conversely, the project does not suit anyone who needs to move in immediately, since handover is expected in Q4 2027.

Because prices move with floor level, river-view orientation and each sales phase, the figures on listing portals differ widely and many sites still carry old numbers.

The remaining inventory is concentrated in the Gio Dong tower, in high-floor river-facing units.
