About One Era (The One World)

One Era – previously marketed as The One World (Mot The Gioi township) and registered in its legal file as the Hoa Lan Residential Area – is a 49.5-hectare integrated township in Thuan Giao Ward, Ho Chi Minh City.

The site sits where National Highway 13 (Binh Duong Boulevard), Nguyen Thi Minh Khai Street and Ring Road 3 of Ho Chi Minh City meet, and broke ground on 27 September 2025 with total investment of more than USD 1 billion.

According to Kim Oanh Group, the township is divided into 6 component projects, with the residential portion made up of 4 subdivisions: NIZI, NAGI, HARU and HOSHI.

Two different unit counts are currently in circulation: press coverage and the Kim Oanh Group website give around 10,000 units, while the homepage of Kinera, the appointed development manager, states 4,000 units, so buyers should re-confirm the figure with the developer.

The planned product mix covers townhouses, shophouses, compound villas and apartments, together with an AEON shopping centre, an international multi-level school, a five-star hotel and a convention and exhibition centre.

The developer. One Era is a joint venture between Kim Oanh Group, which holds 51% of the capital, and three Japanese corporations – Sumitomo Forestry, Kumagai Gumi and NTT Urban Development – holding 49% between them, under agreements signed on 17 April 2024 in Binh Duong and again in Japan on 21 May 2024.

Kim Oanh Group has appointed Kinera as the project's development manager. Sumitomo Forestry is responsible for environmentally friendly living spaces, Kumagai Gumi for construction quality and site safety, while NTT Urban Development together with NTT DATA Vietnam deploys the Smart Pole smart-city infrastructure covering street lighting, AI cameras and IoT sensors.

Beyond the joint venture itself, the project is presented as bringing together an international partner network that includes NTT DATA Vietnam, Savills and Coteccons; the specific role of each partner has not been detailed publicly by the parties.

The AEON shopping centre inside the township is developed by AEON Vietnam as an independent commercial investor and does not form part of the 51/49 equity structure.

What is on sale now. The first low-rise subdivision, named NIZI, had its prices announced by Kinera and went on sale from May 2026, comprising 292 units: 165 townhouses and 127 shophouses.

Townhouses come in 5x16 m, 5x18 m and 6x16 m formats over three storeys (ground floor plus two upper floors, or ground floor, mezzanine and two upper floors); shophouses run from 6x18 m to 6x23 m over three to four storeys plus a mezzanine.

On pricing, Kinera has announced NIZI townhouses from VND 8.68 billion per unit; price lists updated by distribution channels in August 2026 show 5x16 m lots (80 sq m) from VND 8.16 billion, VAT excluded.

Shophouses start at around VND 11.02 billion per unit, while large chamfered corner lots with up to 184 sq m of land are quoted at VND 22.52 billion, equivalent to a land rate of roughly VND 102–108 million per sq m.

Sales policies include early-payment discounts and 0% interest loan support during the grace period, but the exact figures change from one launch phase to the next.

The NIZI subdivision is expected to be handed over from Q4/2027; as of August 2026 the apartment blocks have not been officially launched, and the site is at the stage of land levelling, internal roads, underground infrastructure and pile load testing.

Who is it for? The project targets three groups of buyers. First, families already living and working in Thuan An and Di An who want to move from an existing street-front house into a master-planned township with on-site amenities.

Second, investors buying shophouses to generate rental cash flow from the experts and engineers working at VSIP I, VSIP II and the surrounding industrial parks.

Third, medium-term investors betting on the widening of National Highway 13, the completion of Ring Road 3 and the effect of Binh Duong's merger into Ho Chi Minh City.

Conversely, buyers who need a home to move into immediately, or whose budget is under VND 8 billion, should think carefully: the current inventory consists of high-value low-rise products and handover is still more than a year away.
