About Newtown Diamond Đà Nẵng

Newtown Diamond is a high-end apartment complex fronting Truong Sa street, set inside the Da Nang Beach Resort golf and resort estate in Ngu Hanh Son Ward (formerly Hoa Hai Ward, Ngu Hanh Son District), Da Nang.

The development covers roughly 1.47 hectares and comprises three towers — The Ruby (829 units), The Sapphire (510 units) and The Diamond (394 units) — rising above a six-storey retail podium with three interconnected basement parking levels, for a total of 1,733 apartments.

The developer states the towers stand 36 storeys above ground, while main contractor Hoa Binh Construction Group and the procurement newspaper Bao Dau Thau describe 38 body floors plus one roof-top technical floor at around 165 m — the final floor count should be checked against the sales documentation.

Total investment was approved by the Da Nang People's Committee in August 2020 at around VND 1,168 billion.

The most notable legal point: these are residential apartments, so Vietnamese buyers receive a long-term (freehold) ownership certificate — the so hong, or "pink book" — unlike most of Da Nang's beachfront stock, which is condotel product or sits on 50-year commercial-service land.

The unit mix runs from one to three bedrooms, with published sizes from about 34 m² to more than 128 m². In practice, the price lists currently circulating through distribution agencies mostly record one-bedroom units of 44.88 – 47.85 m² at roughly VND 3.5 – 3.9 billion; two-bedroom units of 73.27 – 84.08 m² at roughly VND 5.7 – 7.5 billion; and three-bedroom units of 92.45 – 109.1 m² at roughly VND 7.8 – 11.6 billion.

Per-square-metre rates also differ by source: commonly VND 70 – 90 million/m², with some sources quoting around VND 60 million/m² — all of these are indicative agency figures, not the official price list for a given sales release.

Developer and construction progress. The project is developed by New Town Development Company Limited (Cong ty TNHH Phat trien New Town).

According to Viettimes, New Town's capital is held by the Mondial Hue tourism company, within which BRG Group holds the controlling stake; the land was carved out of the Hoa Hai golf course project that a VinaCapital fund initiated in 2006 and has changed hands several times since.

In late November 2024 the superstructure package for the three towers broke ground with Hoa Binh Construction Group as main contractor, on a contract worth close to VND 1,000 billion.

On 18 April 2026 The Ruby topped out and moved into the fit-out phase; The Sapphire and The Diamond have announced no topping-out and will therefore be handed over later.

On that trajectory the earliest realistic handover falls in late 2026 – 2027; the "completion in Q1 2026" milestone once cited by Savills and the "Q2 – Q3 2026" figure from distribution agencies are both out of date and need to be reconfirmed with the developer before any money is committed. The project is currently distributed by Savills Vietnam.

Who is it for? Buyers who want a beachfront apartment with a long-term title to hold as a long-run asset rather than a condotel; investors targeting rental demand from tourists, FPT City professionals and the Da Nang University Village; and golfers who want to live right beside Legend Danang Golf Resort.

Sales policies announced in summer 2026 include 0% interest support for 18 months, loans of up to 70% of the unit value, principal grace of up to 60 months and early-payment discounts — but policies change with each release, so check them against the latest price list.
