MIDORI PARK The NEST is the newest apartment project from Becamex Tokyu inside the 63-hectare MIDORI PARK township in Binh Duong New City - today part of Binh Duong Ward, Ho Chi Minh City, following the administrative merger.

It occupies a site of roughly 10,700-11,000 m² (the developer publishes approximately 11,000 m²) and comprises two towers: EAST (25 floors, 583 units) and WEST (16 floors, 389 units), for a total of 972 apartments and about 106,000 m² of gross floor area.

The mix runs from studio, 1BR and 1BR + multi-purpose room to 2BR, 2BR + multi-purpose room, 3BR and penthouse; the developer states a standard unit range of roughly 34-117 m² (excluding the penthouses on the top floor), while actual inventory sheets record sizes from about 34.8 m² up to 207 m².

Sales opened officially in March 2026 and handover is expected in winter 2027 (Q4/2027) according to the developer's announcement; some distributor pages list Q2/2027, so Becamex Tokyu's official announcement should be taken as the reference.

Pricing (updated August 2026). Units are being offered from around 47 million VND/m², with the real spread at 46-56 million VND/m² depending on floor and orientation.

Based on listings and the developer's phase-1 price list: studio ~34 m² at about 1.6-1.7 billion VND (a 1.61 billion VND unit was recorded, as well as a 1.6 billion VND studio requiring only 320 million VND up front); 1BR + multi-purpose room ~50-51 m² at about 2.5-2.7 billion VND (a 50 m² unit at 2.7 billion, equivalent to ~54 million VND/m²); 2BR 64-79 m² at about 3.0-3.6 billion VND (a 78.7 m² unit recorded at 3.584 billion); 3BR/garden units ~102 m² at about 4.7 billion VND; penthouses 117-134 m² at about 5.8-8.6 billion VND (a 117.2 m² unit at 5.76 billion, i.e. ~49.13 million VND/m², and a 134 m² unit on the 25th floor at 8.57 billion).

None of these figures include VAT or the maintenance fee. One important caveat when comparing prices: the "2BR from 2.3 billion" line that appears in many advertisements is in fact a 1BR + multi-purpose room (~49-51 m²); a genuine 2BR measures 63.8-82 m² and costs roughly 3.0-3.8 billion VND.

The "from 46 million VND/m², studio 1.3-1.5 billion" figures circulated during 2025 and early 2026 were indicative pre-launch prices and no longer reflect the current inventory.

Residents have the use of more than 79 on-site amenities, headlined by the rooftop pool on the 25th floor, a sky lounge, gym and yoga studio, co-working space and children's playroom, along with landscaped gardens and green corridors - true to the "living in nature" spirit MIDORI PARK pursues with 56% greenery across the township.

The developer. Becamex Tokyu is a joint venture between Becamex IDC (Vietnam) and Tokyu Corporation (Japan), established in 2012 and one of the longest-committed foreign developers in Binh Duong New City.

Before The NEST, the joint venture completed and handed over SORA gardens together with the SORA gardens SC shopping centre, and within MIDORI PARK itself the subdivisions The VIEW (604 units), The GLORY (~1,000 units), The TEN and The TEN II (374 units), the HARUKA Terrace/Residence townhouse quarter and the MIDORI PARK SQUARE retail hub.

Who is it for? The project is aimed at young families buying a first home, professionals and engineers working at VSIP II and the neighbouring industrial parks, and investors seeking rental income from the Japanese and Korean expert community in Binh Duong.

With studios and 1BR + multi-purpose units under 3 billion VND, genuine 2BR homes at roughly 3.0-3.6 billion VND, infrastructure already in place around the estate (AEON supermarkets, international schools, the administrative centre) and the design and operating standards of a Japanese developer, it deserves serious consideration alongside comparable apartments in the eastern part of Ho Chi Minh City.

On the end-user demand side, VSIP II Industrial Park and the surrounding industrial parks are about 7-10 minutes away and concentrate a large population of experts and engineers.

For transport, the project connects directly to the National Highway 13 currently being widened and to the My Phuoc - Tan Van corridor, putting Thu Duc City within about 40 minutes; Ring Road 3, Ring Road 4 and the proposed extension of metro line 1 from Suoi Tien to Binh Duong will shorten journeys to central Ho Chi Minh City further.
