About M Landmark Residences Đà Nẵng

M Landmark Residences is the residential component occupying floors 30 to 43 of the M Landmark tower – a building of 45 storeys above ground and 5 basement levels at 58 Bach Dang, Hai Chau Ward, Da Nang.

The full legal name of the development is “Marriott Hotel and Serviced Apartment Complex and Housing for Sale (Danang Diamond Tower)”, which is why many official documents and press reports still refer to it as Danang Diamond Tower.

The collection totals 224 apartments in three product lines: studios of 43.1–44.2 sq m, one-bedroom units of about 55.1 sq m and two-bedroom units of 75.6–88.8 sq m.

Every unit is handed over fully finished with furniture; the developer states that the apartments carry long-term ownership, however the ownership certificate (pink book) has not yet been issued and the project is still completing its legal file – details in the legal section below.

The developer officially launched the sales basket to the market on 1 June 2025 at an event held at Courtyard by Marriott Danang Han River, signing distribution agreements at the same time with six agencies: Mai Viet Land, Minh Minh Group, Smartland, Cen Land, Landcorp Property and New Sun.

The project's biggest point of difference is that it shares infrastructure with Courtyard by Marriott Danang Han River – the first Courtyard-branded hotel in Vietnam, with close to 300 rooms on floors 8 to 20, in operation since 28 May 2025; floors 21 to 27 house the Marriott Executive Apartments serviced residences.

Residents use the infinity pool, the 24/7 gym, the sky bar, The Landmark restaurant, The Chill Bean cafe and the meeting rooms, all run to Marriott service standards.

The tower was designed by DP Architects (Singapore), with the architectural and lighting concept involving SDesign under the lead of Spanish architect Salvador Perez Arroyo, producing the artistic LED facade that has become a recognition point on the west bank of the Han River.

On pricing: at the launch in June 2025, CafeF and Dan Viet recorded an announced band of VND 179–279 million per sq m, assessed as a new record for the Da Nang apartment market at a time when competing projects from BRG, Masterise, TNR and Sun Group sat around the VND 200 million per sq m mark.

However, according to information updated in 2026, the range actually transacting is lower than the original announcement: around VND 148–246 million per sq m, equivalent to a 43.1 sq m studio from about VND 6.4 billion, with high-floor two-bedroom units facing the Han River considerably higher.

Final prices still vary by floor, view and the sales policy of each release, so the original price list for each unit should be checked at the time of purchase.

On legal status and progress: the building holds construction permit No. 1926/GPXD, issued by the Da Nang Department of Construction on 12 November 2018; the tower is complete and in operation, and the developer is selling its primary basket from units that have already been built (the Q1 2026 handover milestone that was previously announced has now passed, so the actual handover schedule needs to be reconfirmed).

Under State Audit Conclusion No. 2852 and Resolution 170/2024, Da Nang must reassess the land price of the site at three points in time (May 2007, March 2013 and June 2018) in order to complete the legal basis and process ownership certificates for apartment buyers; that process is still being worked through.

In other words, “long-term ownership” currently stands as a developer announcement and the certificate has not been issued – buyers should request the updated legal file and a contract clause committing to the timing of certificate issuance before paying a deposit.

About the developer. The project is developed by Foodinco Real Estate JSC, a member company of Alphanam Group – a corporation founded in 1995 with more than 30 years of activity in electrical and mechanical engineering, construction and real estate.

Alphanam is a familiar developer in the upmarket hotel and resort segment in central Vietnam, and M Landmark is the project that brings the Marriott brand to the most central location in Da Nang.

Construction contractors include Telin and Thai Minh Construction, while development partners include DPA Singapore and Marriott International.

Who is it for? The clearest buyer group is people with cash already in hand who want to own a rare central apartment in the largest tourism city in central Vietnam – to live in, to keep as a private base when visiting Da Nang, or to let on a long-term basis.

Note that under the 2023 Housing Law, condominium apartments may not be used for short-stay accommodation business, so the lawful way to work this residential-for-sale component is long-term leasing; short-stay product in the same building is provided by the Courtyard hotel floors and the Marriott Executive Apartments serviced residences.

The second group is long-term investors who value the scarcity of riverfront land on Bach Dang together with the brand value of Marriott operations.

Conversely, the project does not suit buyers looking for large apartments for multi-generational families (the maximum size is only 88.8 sq m), those prioritising an affordable ticket size, or anyone who must have the pink book in hand at the moment of handover.
