Overview

About K-Home New City

K-Home New City is a social housing township of about 26.69 ha in the core of Binh Duong New City, in Binh Duong Ward, Ho Chi Minh City (before the 2025 administrative merger this was Hoa Phu Ward, Thu Dau Mot City, Binh Duong Province). The legal investor is Nam Kim Industrial Construction Investment JSC, a member of Kim Oanh Group; Kim Oanh Land is the project developer and Kim Oanh Realty the exclusive distributor. The project is presented as the first social housing township in Vietnam master-planned to Singaporean standards, with Surbana Jurong as planning consultant. There are 3,310 products in total, of which about 3,030 fall under the social housing scheme: 1,376 social housing townhouses (released in three phases of 349 + 518 + 509 units, on 60-70 sq m land plots) and about 1,654 social housing apartments across six 19-storey blocks (some sources state 1,666 apartments), with apartment sizes of roughly 25-70 sq m depending on the source. The remainder is around 280-300 commercial townhouses/shophouses aimed at professionals. The township is divided into five subdivisions named after flowers - Bang Lang, Lat Hoa, Ngoc Lan, Hoang Lan and Giang Huong - plus the K-Home Apartment cluster.

On pricing, the approved social housing dossier shows average rates including 5% VAT of about VND 16.5-16.6 million per sq m for the townhouse components and about VND 26.4 million per sq m for the apartment blocks. Translated into unit prices, K-Home Apartment is currently published on the developer's website from about VND 789 million for a studio, from about VND 999 million for a 1-bedroom and from about VND 1.516 billion for a 2-bedroom; at the groundbreaking in May 2025 the figure carried in the press was from VND 777 million per unit. Social housing townhouses are around VND 2.16-2.6 billion per unit with basic furnishing, while commercial townhouses start from about VND 3.93 billion per unit, with some prime retail positions offered far higher, up to around VND 10 billion per unit. Buyers within the social housing scheme have access to preferential financing: a fixed rate from 6.1% per year for 10 years was announced at the groundbreaking on 20 May 2025, alongside a Vietnam Bank for Social Policies package presented at a fixed 6.6% per year for 25 years. Confirm with the developer and the bank which package is actually in force at the time of purchase.

**Legal status and construction progress.** The project received investment policy approval in April 2024 and 1/500 detailed planning approval in August 2024 - these are procedural milestones, not the start of construction. Construction permit No. 332/GPXD was issued on 7 March 2025; on 9 March 2025 the developer broke ground on the Bang Lang subdivision (416 townhouses) together with Elite School, launched to the market in April 2025, and then broke ground on a further 1,200 townhouses, 3 apartment blocks and the sports complex on 20 May 2025 (meaning only 3 of the 6 apartment blocks have started). The most recent social housing application intake ran from 27 November to 27 December 2025, with sales opening on 28 December 2025. By early 2026 many townhouse rows had completed their structural phase and moved on to external finishing, and according to the project website the Lat Hoa subdivision begins handover in April 2026; apartments are expected from Q2/2027. The project lifecycle runs from 2024 to 2032.

**Social housing eligibility.** Because about 3,030 of the 3,310 products are social housing, this is not a project where you simply pick a unit from the inventory list and place a deposit, as you would with an ordinary commercial development. Under the 2023 Housing Law, only Vietnamese citizens who belong to a beneficiary group and satisfy the conditions may buy: they must not already own a home in the locality where the project is located (or must own one whose average floor area per person is below the prescribed level), and their income must be below the prescribed threshold. Applications have to be lodged during the intake rounds announced by the developer, and the buyer list is vetted by the Department of Construction before contracts are signed. In addition, a social housing unit cannot be freely transferred for five years from the date the purchase price is paid in full; during that period it may only be sold back to the developer or to another buyer who qualifies for social housing under the regulations.

**About the developer.** The legal investor is Nam Kim Industrial Construction Investment JSC, a member company of Kim Oanh Group; Kim Oanh Land acts as project developer and Kim Oanh Realty as the exclusive distributor. Kim Oanh Group has many years of activity in the Binh Duong and Dong Nai markets. At K-Home New City specifically, the developer has partnered with Surbana Jurong (Singapore) on master planning and Coteccons on the apartment block foundations, alongside contractors TLT, An Phuoc Binh Duong, Handong and COSACO, with CONINCO as supervision consultant.

**Who is it for?** Since most of the products are social housing, the core buyer group is Vietnamese citizens who belong to a beneficiary group and meet the conditions of the 2023 Housing Law - in particular workers, engineers and specialists employed at VSIP 2 and the neighbouring industrial parks who need a home close to work with a low entry cost. The roughly 280-300 commercial townhouses for professionals suit buyers who want to live and run a business inside a township that already has residents. Conversely, this is not a product for investors chasing the luxury segment or short-term trading: social housing is bound by eligibility screening and a five-year transfer restriction, and foreign individuals are not eligible to buy social housing.

Location

Location & connectivity

📍 Binh Duong Ward (formerly Hoa Phu Ward, Thu Dau Mot City, Binh Duong Province), Ho Chi Minh City

K-Home New City sits in the core of Binh Duong New City, the new administrative township of the former Binh Duong Province, which since the 2025 reorganisation of administrative units belongs to Binh Duong Ward, Ho Chi Minh City (previously Hoa Phu Ward, Thu Dau Mot City). According to the developer, the site of almost 27 ha has three frontages: Le Lai street, Nguyen Van Linh street and Road No. 8 of the VSIP 2 Industrial Park; some other listing pages instead name the adjoining axes as Le Loi Boulevard or road D5, so the exact street names should be checked against the approved 1/500 planning map before signing any contract. Either way, the project sits beside the backbone roads that run straight to the A1 roundabout, the Administrative Center twin towers and the WTC Binh Duong New City tower, roughly 5 minutes away. That puts it right next to the area's employment core: neighbouring industrial parks such as VSIP 2, VSIP 2A, Dai Dang and Kim Huy are all within a few kilometres, so specialists, engineers and workers can commute without a long journey. Social infrastructure is already in place, with Eastern International University, a network of international schools, a large general hospital and the new city's park system. For regional connectivity, the drive to central District 1 and Tan Son Nhat airport via My Phuoc - Tan Van or the widened National Highway 13 takes about 30-40 minutes; HCMC Ring Road 3 and the planned extension of the Suoi Tien - Binh Duong metro line, both under way, should shorten that further.

  • Administrative Center twin towers & A1 roundabout - about 5 minutes' drive
  • WTC Binh Duong New City tower - about 5 minutes' drive
  • VSIP 2 Industrial Park - adjoining the project (Road No. 8 frontage)
  • Eastern International University (EIU) - about 5 minutes (indicative)

  • My Phuoc - Tan Van Boulevard - about 5-10 minutes (indicative)
