Hon Thom Paradise Island is a resort, entertainment and commercial real estate complex developed by Sun Group on Hon Thom Island in the Phu Quoc Special Zone, An Giang Province (before 1 July 2025 it belonged to An Thoi Ward, Phu Quoc City, Kien Giang Province).

The complex covers roughly 300–313 ha and spans almost the whole of the largest island in the An Thoi archipelago, with more than 50% of its area left as natural forest.

One point to settle before committing any money: the products here sit on commercial–service land with 70-year term ownership running to 2085 (extendable under prevailing regulations), not the long-term pink book (so hong) granted to commercial housing.

The project is divided into three components. Sun Iconic Hub comprises The Santo Port, a Santorini-style shophouse subdivision of 235 units, and the landmark subdivision The Sailing Bay at Bai Trao — about 11.5 ha with 238 products, made up of 193 commercial villas and 45 boutique hotels, set beside the Sailing Wing tower.

Sun Festival Avenue is the festival boulevard linking the island's two coasts, about 30.5 ha with 138 Paradise Walk shophouses (120–135 sqm, 3–5 storeys).

Sun Retreat Village is the low-rise resort component, with around 1,001 six-star villas designed by Bill Bensley. Around them sits an amenity base either already operating or taking shape: the 7,899.9 m three-cable sea-crossing gondola, Sun World Hon Thom Nature Park, Aquatopia Water Park, a marina, a clubhouse, an infinity pool and a seaside promenade.

Note that the floor areas and storey counts of the commercial villas and boutique hotels at The Sailing Bay so far appear only in agency sales material and have not been officially released by the developer.

The developer and the wider picture on the island. The real estate side of the complex is developed by Sun Group – Sun Property.

Sun Group has shaped most of southern Phu Quoc's tourism landscape: the Hon Thom cable car, Sun World Hon Thom Nature Park, Sunset Town and Kiss Bridge.

Through 2026 the group is continuing with the Bai Dat Do urban area and preparing to invest in the An Thoi urban area; Hon Thom sits in the Sun Property line-up for the Phu Quoc market in 2026 alongside Bai Dat Do and The Sunset subdivision.

Hon Thom Paradise Island occupies the whole of Hon Thom — the largest island in the An Thoi archipelago — in the Phu Quoc Special Zone, An Giang Province (the area of the former Hon Thom Commune, later part of the former An Thoi Ward; before 1 July 2025 it was Phu Quoc City, Kien Giang Province).

This is the southern tip of the Pearl Island, the stretch with the densest concentration of tourism infrastructure Sun Group has built up over nearly a decade.

The main connection is the 7,899.9 m An Thoi – Hon Thom three-cable sea-crossing gondola, recognised by Guinness as the world's longest three-cable sea-crossing cable car; the ride from An Thoi station out to the island takes only about 15 minutes, passing over Hon Dua and Hon Roi.

At the foot of the cable car station on the main island lies Sunset Town with Kiss Bridge and its performance plaza, and next to it An Thoi Port — the hub for speedboats to Rach Gia and Ha Tien as well as fishing and coral-diving tours around the archipelago.

From An Thoi Port, Phu Quoc International Airport is about 19.5 km away, roughly 27 minutes by car; Duong Dong centre is about 24–30 km.

Local infrastructure is changing fast ahead of APEC 2027: the 17.6 km LRT urban rail line linking the airport with the APEC Convention Centre broke ground in December 2025, is due for completion in Q2/2027, and is being studied for extension to Duong Dong and An Thoi Port in a later phase.

Because the project sits on a separate island, every route in and out depends on the cable car and sea transport — a factor to build into any rental operation plan.
