Costamigo Phan Thiet is a 12.54-hectare resort complex on the DT719 coastal road in Tan Thanh commune, Lam Dong province (before the administrative reorganisation: Thuan Quy commune, Ham Thuan Nam district, Binh Thuan province) — the resort's own operating website lists both the new and the former address side by side.

The project has roughly 600 m of private beachfront according to VnExpress, Vietnam News and WowWeekend (some other sources record over 500 m), and is planned around three product lines: 96 resort villas, 30 shoptels and an 18-storey condotel tower of approximately 600–700 units depending on the source.

The architecture draws on Mediterranean styling, with low building density and most of the site given over to landscaping and resort amenities.

Legal status: 50-year leasehold ownership. This is the first thing to understand. Every product at Costamigo — villas, shoptels and condotel units alike — sits on commercial-services land and is issued a pink book (so hong) with a 50-year term counted from the date of land allocation (land allocation decision No.

2590/QD-UBND dated 27/09/2018), leaving roughly 42 years as of 2026. This is not commercial residential housing, and it is not a permanent long-term title.

For foreign buyers, the routes commonly used at the project are a 50-year long-term lease agreement, a rental-operation cooperation, or investment through a Vietnamese legal entity; a foreign individual cannot be named on the certificate for this product type.

Buyers should ask for a copy of the land allocation decision, check the remaining term stated on the certificate, and have a lawyer review the contract before paying.

The project is genuinely in operation. According to CafeLand (updated 12/2025), phase 1 has been completed and 25 villas plus 2 shoptel clusters put into operation; on 10/01/2026 the resort officially opened under the Costamigo BW Premier Collection by Best Western brand, managed by IOM to Best Western Premier standards.

Bao Dau Tu (14/01/2026) reported that the 18-storey condotel component is expected to launch from Q2/2026, but as of 08/2026 there is no official confirmation that sales have opened.

In the southern Vietnamese resort property market of 2026 — where buyers have shifted their attention to legal status, construction progress and operating capability rather than location alone — having part of the inventory already built and receiving real guests is a meaningful advantage, though it does not change the leasehold nature of the asset.

About the developer. The development and sales arm is ERAS Land Real Estate Investment JSC (Cong ty Co phan Dau tu Bat dong san Eras Land), a member of Eras Group.

Eras Group started out in agricultural produce in 2014 with charter capital of VND 10 billion, raised capital over several stages and then pivoted into real estate; its ecosystem today includes Eras Land, Eras Da Lat and Era Farm along with several projects in Lam Dong.

The project holds investment approval decision No. 3579/QD-UBND (05/12/2016) under the legal name "Bien Que Huong Community Tourism Services Area", and land allocation decision No.

2590/QD-UBND (27/09/2018). Close to 20 real estate companies are currently distributing the project.

Indicative pricing (cross-checked 08/2026). Shoptels of 75–176 m² are quoted at roughly VND 5.9–8 billion per unit, with the top of that range already including furniture.

Duplex villas start from VND 12 billion; through the Dat Xanh distribution channel, duplex villas are currently quoted at VND 15.6 billion for bare-shell handover and VND 18.9 billion fully furnished.

Large detached villas of 365–595 m² fall in the VND 22–37 billion range on agency price lists. The spread between sources reflects differences in sales phase, plot position, sea orientation and handover specification, so these figures are indicative only.

Who is it for? The first group is Ho Chi Minh City families looking for a coastal second home within a 2–2.5 hour drive, who would rather buy a finished product with an international operator handling management and maintenance on their behalf.

The second is investors chasing rental cash flow, leveraging the Best Western brand and the ready-made amenity ecosystem; this group needs to model seasonal occupancy carefully, read the operating cooperation terms closely, and accept that a remaining term of roughly 42 years will affect liquidity on resale.

Conversely, anyone seeking a permanent freehold title as a long-term store of value should think carefully or choose a different product type.
