About Charm Resort Long Hải

Charm Resort Long Hai is a beachfront resort complex of 47,032.5 sqm (about 4.7 hectares) fronting Vo Thi Sau Street in the centre of Long Hai Commune, Ho Chi Minh City - formerly Long Hai Town, Long Dien District, later merged into Long Dat District, Ba Ria - Vung Tau Province.

The project comprises a 12-storey resort apartment block with 972 units, 24 beach villas and 17 shophouses, of which 14,000 sqm is given over to greenery and amenities and 4,000 sqm to water features.

Apartments range from 36 to 257 sqm, most commonly in the 36 - 111 sqm band with 1 - 2 bedroom layouts (the 2-bedroom unit is around 93 sqm, suitable for 4 - 6 people); beach villas run 282 - 431 sqm and shophouses 43 - 160 sqm over three floors.

The developer is Phuc Dat Hotel & Tourism Co., Ltd., a member of Charm Group; the resort operator is Vienna House by Wyndham, a brand of Wyndham Hotels & Resorts.

Current status: handed over, operating, and selling the remaining primary inventory. The developer began handing over apartments on 22 January 2026, and the resort officially opened and began welcoming guests on 30 April 2026 under the name Vienna House by Wyndham Charm Long Hai.

This is therefore no longer an off-plan sale: buyers at this stage can inspect the finished product, see the amenities in live operation, and place a unit into the rental programme immediately.

The trade-off is that most of the inventory sold in earlier phases; what is on offer now is the developer's remaining primary stock, and secondary resale supply from earlier buyers has also appeared on the market, so it is important to confirm clearly whether you are buying directly from the developer or from a previous purchaser.

Construction history and sales policies that warrant verification. In the pre-handover phase, the developer offered a policy requiring payment of 9% of the product value together with a committed return of 8% per year for the first two years of operation (equivalent to 16% of the product value), with profit sharing in subsequent years set at 90% to the customer and 10% to the operator.

A committed return is a financial obligation of the developer, so the ability to pay depends on the company's financial capacity and it is not a guaranteed income stream; these policies also change from one sales phase to the next.

Buyers should request the contract, the committed-return annex and the developer's legal documents in writing at the time of signing, rather than relying on marketing material.

Legal status and tenure. The products here are tourism apartments (condotels), resort villas and shophouses built on commercial-services land.

The project's operating term is 50 years from the date of the first investment registration certificate, 11 February 2010, leaving roughly 34 years.

Some agency marketing material refers to a "long-term pink book for Vietnamese nationals", but for tourism apartments on commercial-services land the legal basis for that claim is not clear; buyers should check it directly against the land allocation decision, the investment registration certificate and the sale and purchase contract.

Tourism apartments fall outside the scope of the Housing Law, so foreign individuals are currently not permitted to purchase and hold title to this product type.

About the developer. The direct legal entity behind the project is Phuc Dat Hotel & Tourism Co., Ltd., a member of Charm Group.

Charm Group is best known for apartment and township projects in the former Binh Duong area (now part of Ho Chi Minh City), such as Charm City; Charm Resort Long Hai marks the group's first move into the resort real estate segment.

After Long Hai, the company has gone on to develop resort projects in Ho Tram and Da Lat.

Who is it for? The product suits domestic investors who want a completed resort asset with an international operator and rental cash flow starting immediately rather than after two to three years of construction; families in Ho Chi Minh City looking for a second home within a 90-minute drive; and beach villa buyers seeking personal use combined with rental exploitation.

Conversely, this is tourism real estate with a fixed term, so it does not suit those who need a home for permanent residence registration or want an asset held in perpetuity, nor investors who treat a committed return as fixed income.

Foreign individuals are currently not permitted to hold title to this product type.

On pricing. The agency price list updated on 30 August 2026 records resort apartments at VND 1.9 - 2.4 billion per unit, equivalent to roughly VND 55 - 60 million per sqm; beach villas of 282 - 431 sqm from VND 26 - 31 billion.

These figures exclude VAT and the 2% maintenance fee. They are published by the distributing agency, not an official developer price list, and change from phase to phase as well as with the number of primary units remaining after handover.
