The figure of 61,368 sq m circulating on many agency websites does not match the total area stated in the official documents, so the areas used here follow the figures issued by the authorities. The Capital Square 3 subdivision has been confirmed eligible to sell 586 apartments in the 24-floor MAT 5-6 tower (6 August 2025) and 250 units in the 29-floor MAT 7 tower (official letter 8789/SXD-QLN dated 28 May 2026). In the market the towers are introduced under the commercial names Times Place, Victory Place and Broadway Place, following the earlier Kings Place, Queens Place and Hudson Place towers. The Sales Gallery and show apartments opened on 30 May 2026, and Victory Place was launched more recently, on 22 August 2026.
**About the developer.** Capital Square 2 is developed by Mega Assets Co., Ltd and Capital Square 3 by SIH Real Estate Co., Ltd. The project is developed and marketed under the BRG brand; press reports note that the individuals and entities behind the two companies are connected to BRG Group, with SIH's capital coming from SIH Real Estate Pte., Ltd (Singapore) - so, in the absence of formal confirmation, they should not be understood as official member companies of BRG Group. The land has a long development history: the first subdivision was the Azura apartment tower of the earlier Capital Square project, handed over back in 2012, and the development as a whole was restarted in 2024. One practical legal point deserves attention: four land use right certificates for Capital Square 2 (CC 878201, CC 878202, CC 878196, CC 878200) have been mortgaged to SeABank since 11 November 2024, so, as required by the authorities, the developer must release the corresponding part of the project or the corresponding apartments from mortgage before signing sale and purchase agreements. Buyers should ask to see the mortgage release document and the eligibility-to-sell notice covering the exact unit they have chosen before signing. In addition, in December 2025 Da Nang City ordered construction of the Capital Square 3 subdivision to be suspended following a subsidence incident on Nguyen Cong Tru street; sales approvals were subsequently granted again during 2026, but actual construction progress should be checked directly on site.

First, owner-occupiers in Da Nang who want an apartment in the established centre, with work and schools within a short radius, held under long-term ownership. The project occupies a multi-frontage site on the Ngo Quyen - Tran Hung Dao - Nguyen Cong Tru axes in An Hai Ward (formerly An Hai Bac Ward, Son Tra District), Da Nang City. This is the east bank of the Han River, in the stretch between Song Han Bridge and Dragon Bridge - an established central part of Da Nang with completed infrastructure, not a new growth area. Tran Hung Dao runs along the riverfront and is a well-known walking and sightseeing route, while Ngo Quyen is the main traffic artery leading towards the Son Tra Peninsula and the coastal wards to the north.
