About Artisan Park

Artisan Park is a commercial townhouse (shophouse) development by Gamuda Land, the Malaysian urban developer, built on a site of about 5.6 ha (56,015 sqm) in the core of Binh Duong New City, an area that now belongs to Binh Duong Ward, Ho Chi Minh City.

The project delivers 349 units: 174 three-storey houses (216 - 291 sqm of floor area, laid out with 3 bedrooms and 4 bathrooms) and 175 four-storey houses (348 - 472 sqm, 3 bedrooms and 5 bathrooms), divided into three subdivisions, K5, G1 and G9.

Every unit is a dual-frontage shophouse: the ground floor is designed for business use, with living space on the floors above.

On pricing, Gamuda Land's official website quotes from VND 7.6 billion per unit (as of August 2026). According to the inventory lists currently circulating with sales agents, actual prices typically fall between VND 8.8 billion and VND 13.4 billion per unit, depending on the subdivision, the number of storeys and whether the unit sits on a corner or mid-terrace.

The figure of roughly VND 75 million per sqm of land appears only in agent material and has not been published by the developer, so it should be treated as indicative only.

On payment terms, what can be confirmed is that only 5% of the unit value falls due on signing the sale and purchase agreement; agents additionally advertise an extended instalment plan of up to around 48 - 60 months, but the detailed payment milestones and any discount programmes need to be checked directly with the developer at the point you lock in a unit.

As for progress, on 16 June 2026 the developer announced that subdivisions G and K were 99% complete and ready for immediate handover, so buyers can inspect a finished house instead of buying off plan; this is available primary stock you can take possession of now, not property formed in the future.

About the developer. Gamuda Land is the property arm of Gamuda Berhad (Malaysia). It has been present in Vietnam since 2007 and currently develops eight projects across Ho Chi Minh City, Hanoi, Hai Phong and Dong Nai.

In Ho Chi Minh City it is best known for Celadon City and Eaton Park. Artisan Park is developed through the legal entity Gamuda Land Binh Duong Company Limited, with a design approach that leans towards greenery and walkable space rather than simply maximising commercial frontage.

Who is it for? The first group is medium to long-term investors who want to own trading premises in an area where an administrative, commercial and metro cluster is taking shape, and who accept waiting for the metro infrastructure to arrive around 2031 in exchange for room for capital growth.

The second group is small business owners and families who want to live and run a shop in the same building, particularly people working around VSIP and the industrial parks north of Ho Chi Minh City; the advantage is that the houses are already finished and can be handed over and put to work straight away.

Conversely, if you need stable rental cash flow immediately, survey the current residential density of Binh Duong New City carefully before committing your money.
