Peninsula Private is an apartment tower with podium shophouses in the center of Hoa Cuong Ward, Da Nang. The building rises 149.9 m on a 4,585.86 m² site with three frontages on Doan Khue - Vu Duy Thanh - Nai Nam 7, at a building density of about 40%.

The floor structure is currently reported two ways: a report dated 10 July 2026 gives 3 basements, 39 above-ground floors and 1 rooftop (tum) level, while a report dated 3 August 2026 gives 3 basements and 40 above-ground floors - the developer has not published a single consistent figure.

What stands out is how the floor area is allocated: the commercial podium and the amenity levels take up nine floors, only 32 floors are given over to apartments, and the first apartment starts on floor 6 - more than 23 m above street level, which keeps noise and dust down even on the lowest residential floors.

Product type and ownership term - the point that needs confirming. The report on the kick-off event describes the product as “serviced apartments laid out from floor 6 to floor 38”, while the specification table on the brand page states a “50-year ownership term”.

Both details differ from a conventional long-term-ownership residential apartment project. Happy Land will not assert the project's form of ownership until we have it in writing from the developer; before placing a deposit, buyers should ask for clear confirmation on two points: whether the product is a residential apartment or a serviced apartment, and in what form and for what term the ownership certificate (pink book) will be issued.

Amenities are spread across the levels rather than all gathered into the podium. Floors 1 - 3 hold the shophouses and commercial services; floor 4 is technical space and offices; floor 5 is a wellness complex with a swimming pool, Gym & Fitness, Yoga and Spa & Sauna; floor 21 combines the refuge floor with a library, an indoor play area and a sky garden; floor 40 is the Sky Park with an infinity pool, Sky Bar & Cigar Lounge and Sky Garden.

Inventory and unit sizes (for reference). According to information from the distribution channel, the project offers: Deluxe Studio 40.0 - 40.4 m²; Premier Suite 1 bedroom 52.3 - 54.6 m²; Executive Residence 2 bedrooms 81.3 - 86.7 m²; Grand Residence 3 bedrooms 134.3 m²; Signature Sky Villa 3 bedrooms + 1 at 173.3 - 224.2 m²; and Signature Sky Villa 4 bedrooms + 1 at 280.6 - 304 m².

Units are handed over with built-in fit-out using equipment from Mitsubishi, Hafele, Bosch, Jotun, Philips, An Cuong and Vinh Tuong. These are reference figures, not the developer's official floor plans.

About the developer. The distribution channel's pages name the developer as Kreves Halla Land Co., Ltd., while the press names the party signing the distribution agreement as Peninsula Private Da Nang Co., Ltd.; Happy Land quotes both names until a consistent confirmation is available.

On 9 July 2026 the project signed a strategic cooperation agreement with Dat Xanh Mien Trung - a distributor of many high-rise projects in the Central Vietnam market - and the sales-team kick-off event was held on 31 July 2026 under the theme “Ultimate Privilege”.

Price and progress. The project is in its booking stage: the official price list, detailed floor plans and payment policy have not been widely published.

The distribution channel cites a price of around 65 million VND/m² (before policies and VAT), while some other sources cite from 54 million VND/m² - the per-square-meter price is therefore still inconsistent, and there is no unit-by-unit pricing yet.

On timing, the distributor cites an expected handover in Q2 2028 while some other sources cite completion in Q4 2027; these two milestones do not match either.

One important caution when researching: Da Nang also has a similarly named project, Peninsula Da Nang (Le Van Duyet Street, Son Tra Ward, a 7,167 m² site with 941 units), advertised “from 2.2 billion VND per unit” and started in August 2025.

That is a different project, not Peninsula Private; many brokerage pages are mixing the figures of the two projects in a single article, so every number on price, unit count and schedule must be checked against original documents.

Who is it for? Buyers who want an apartment squarely inside downtown Da Nang yet still close to the beach and the airport; investors targeting rental demand from technology and finance professionals and long-stay guests; and early investors entering at the booking stage to secure a floor and a Han River or sea-facing aspect before the wider launch.

For all three groups, the precondition is the same: wait for the developer to confirm the product type, the ownership term and the original price list - these directly affect mortgage eligibility, resale ability and foreign purchase rights.
