Construction began in August 2023, the project was inaugurated on 19 December 2025 and residents started moving in from December 2025. At the inauguration the developer said more than 90% of the units had found owners; according to information from a distribution agent (July 2026), the primary basket is down to roughly 10 apartments plus a small number of shophouses and penthouses — that figure has not been officially announced by the developer, so treat it as indicative only. Supply at Cara River Park therefore now comes from two directions: what is left of the developer's primary basket, and resale units from residents and investors who bought in earlier rounds.
**About the developer.** The developer is Cara Group JSC, formerly Dat Xanh Mien Tay Service and Investment JSC, which formally changed its name on 6 June 2024 — a real estate distribution and development company that has been active in the Mekong Delta for many years. Cara River Park is the first high-rise apartment project the company has developed as principal in Can Tho. At the sales launch, the project was certified as eligible for the sale of off-plan housing and came with policies such as 20–30% initial payment, 0% interest support for 18–24 months, a leaseback commitment and a buy-back at the original price after 24 months. On 11 July 2026 the developer held a ceremony to hand pink books to residents, completing the legal paperwork within the first year after physical handover.
**Prices and available stock.** Listings recorded in August 2026 show 2-bedroom units of about 53 sq m asking VND 2.7–2.9 billion, 2-bedroom units of about 70 sq m at VND 3–3.7 billion and 3-bedroom units of 85–86 sq m at around VND 4.7–4.8 billion, equivalent to VND 42–56 million per sq m. Those listings mix what remains of the developer's primary basket — including one advertising a discount of up to 16% — with resale units from residents, so before paying a deposit establish clearly whether the seller is the developer or a private owner. On the primary channel, the developer's most recent published sales policy (VnExpress, September 2025) quoted prices from about VND 3.9 billion per unit, with the price level recorded at roughly VND 45.2–54.2 million per sq m. When buying from a resident, check four points. First, whether the apartment already has its own pink book or is still at sale-and-purchase contract stage, as the procedures and the risks differ; if the certificate has been issued, sign a notarised transfer contract and register the change of title at the land registration office. Second, the tax costs: 2% personal income tax on the transfer price, a 0.5% registration fee plus notary and appraisal fees — who bears them is a matter of agreement, so it must be spelled out in the contract. Third, any outstanding bank debt, and whether management fees and the 2% maintenance fund have been paid in full. Fourth, if the buyer is a foreigner, written confirmation that the tower's 30% foreign ownership quota still has room must be obtained before the deposit. As at this update, the developer has not announced any new phase or new tower on this same site.
**Who is it for?** Among owner-occupiers, the best fit is young families, professionals and staff working around the Nam Can Tho administrative centre who want to move in immediately, into a building whose amenities are already fully operating, rather than wait two or three years for construction. Investors buying to lease tend to look at the smaller 1–2 bedroom units, which rent more readily thanks to the flow of business travellers and specialists coming to Can Tho. Conversely, buyers who want primary stock released in phases with a wide choice of floors and orientations, or who are hoping for a large discount under a new sales policy, will find little room left here because the primary basket is very thin, and should also consider other projects in the area.

The 3,090 sq m site has four frontages onto the internal roads Vu Dinh Lieu – Street 3 – Street 6 – Street 19, and about 100 m away runs Vo Nguyen Giap Boulevard, the spine linking the Nam Can Tho area to National Highway 1A and the Can Tho Bridge. From the project it is about 2 minutes to the new administrative centre of Nam Can Tho, roughly 900 m to National Highway 1A and about 1 km to the Can Tho central bus station. Everyday services around the project are already reasonably complete: the GO! Can Tho shopping centre, Hung Thanh and Phu Thu markets, Hoan My Cuu Long International Hospital, Hoa Hao – Medic General Hospital, Tay Do University and a network of schools within a few kilometres. The old Ninh Kieu centre — including Ninh Kieu Wharf and the Cai Rang floating market — is about 1.8 km away via the Quang Trung Bridge, usually 8–10 minutes by car, while Can Tho International Airport is around 7 km away. Since Can Tho City merged with Hau Giang and Soc Trang on 1 July 2025, Nam Can Tho has remained the city's main direction of expansion, tied to plans for the western ring road and the future Ho Chi Minh City – Can Tho railway.
