CapitaLand Cần Giờ - Complex 2 (Subzones A & B) is a low-rise residential enclave (townhouses and villas) sold as future-formed housing within the Cần Giờ coastal tourism mega-city in Cần Giờ Ward (former Long Hòa - Cần Thạnh), Ho Chi Minh City. Complex 2 spans over 150 ha; the land was transferred from Vingroup's Cần Giờ Tourism Urban JSC to CapitaLand Tower Co., Ltd, with HCMC approving the developer change in September 2025 (318 land-use certificates retitled). In November 2025 CapitaLand Tower began construction of low-rise homes in Subzones A & B - Phase 1; in December 2025 the HCMC Construction Department announced that 3,800 low-rise units in Subzone B qualified for future-housing presale, backed by a Techcombank guarantee. LEGAL NOTE: these are land-attached homes that foreigners cannot own under the 2023 Housing Law; the complex is targeted for completion before January 1, 2031, making this a long-horizon investment with progress and liquidity risk to weigh.
